The nightclub has been in existence since the early 70’s., lately as the “Blue Rose” striptease and previously as Xaloc. The club was an early pioneer in the Ibiza disco scene, starting at the same time as Pacha.For the last 10 years it has been home to the renowned Blue Rose strip club, which closed early this year after a very successful 10 years of operation. 

 PERMITS The existing permit is for “SALA DE FIESTAS”, this is the same permit used by other nightclubs like Space, Pacha, ect… This permit allows live music, shows and permits one to stay open all day, and up till 6 am. 

 THE PROPERTY The property consists of 3 distinct parts. The nightclub is actually the ground floor of two distinct buildings, which are separately owned. The largest part is owned by the seller and is approx. 260 m2 and 60m2 terrace on the street, the other part of 170m2 and 30 m2 terrace on the street is on a lease, and the seller has just renegotiated another 20 years lease with the owners of this part. The ground floor layout has 3 fully functioning bars, a stage and dance floor. All 3 bars have been renovated this year with new surfaces, pluming and electrics together with touch screen tills. The lighting and pluming has recently renovated, along with new sound equipment, ect…… On the second floor are 2 self contained flats of 65m2 and 27m2 terrace each, which serve as offices and additional accommodation for the nightclub. The nightclub is open at present and will be hosting Friday and Saturday nights this winter under the new name “BLU”
